Service Charge
The 20% of your total payments will act as service fee that include services such as airport pick up and assist you to register with the local police station, also we will provide the cleaning service once a week including the washing of linen and towels.

Minimum Lease
The minimum lease is 15 nights. For a shorter or monthly lease, please contact us by e-mail or fill out a form by clicking Quick Enquiry at the Home page, we will search and recommend a property to match your requirement.

Security Deposit
All of the landlord require tenant to pay a security deposit and the amount will be listed on the web page of each property’s info. The deposit amount depends according to the different property’s condition and will be refund after confirming the condition is undamaged at the day of departure. The deposit should be paid in CASH when check-in.

Pre-payment and Remaining Balance for your reservation
At present, we only accept the Bank Transfer as your payment type and we will send you a invoice and a property confirmation form within 24-hours after you submit your order. The bank transfer information and the pre-payment amount will be presented on the invoice. Once you receive the invoice please confirm your payment within 5 days by sending or faxing us a copy of your bank transfer receipt. Your remaining balance is due 15 days prior to your check-in date at your reserved property. Please note, we do not cover or include any additional costs or fees for the process.

Airport Pick-up and Chick-in
We will arrange airport pick up and the transportation to your reserved property. You will need to sign a lease agreement at check-in. Please be sure to provide your correct flight number, arrival date and time in advance in order for us to ensure necessary arrangement for your airport pick up service.

Checkout time:
Default checkout time is 2:00 pm; later checkout time can be arranged upon early request.
The security deposit will be return after confirming the property’s condition is undamaged.

Please Note:
Lot of tourists will be coming for the 2008 Olympics and our properties are expected to be filling soon. Thus, early reservation is necessary and recommended.

**The Properties Rules and Regulations
(1). All the Communities’ Rules and Regulations should be complied. The tenant(s) must NOT make any loud noises between 00:00(midnight) and 9 am; loud music and parties are FORBIDDEN! In the event that if your neighbor(s) complained and call the police, it will result in termination to your lease agreement and cause an immediate eviction. Also you will loss the entire rental fee and security deposit.

(2). The tenant(s) should not violate any Laws and Regulations of China in the time of living in the property.

(3). Tenant(s) should comply with the regulations that are established by the District of Administration such as Security, Fire, and other relevant Safety Regulations.

(4) Tenant(s) should take effective measures to protect the property against any damage. Please ensure the windows and doors are safely secured when in inclement weather.

(5). If there is any damage in the property that is caused by the tenant(s), the tenant(s) are responsible for the compensation.
